This includes liaising with all parties, preparing or reviewing contracts and ensuring your conveyancing process is smooth and compliant.

Bank Transfer Fee (CHAPS)

£40 + VAT per transaction. Used for sending the purchase price or proceeds of sale electronically.

ID Verification & Client Due Diligence

£40 + VAT per person, required under anti-money laundering regulations.

Source of Funds Verification

£40-£150 + VAT, depending on the complexity of verification required.

Indemnity Policies

£30 + VAT per policy arranged.

Unregistered Land

£400-£800 + VAT, depending on case complexity.

Stamp Duty / Welsh Land Tax Return

£120 + VAT, including submission even if nil liability.

Stamp Duty / Welsh Land Tax Refund

£120 + VAT, for refund claims such as higher rate relief on main residences sold within three years.

Additional Charges for Complex Matters

In some cases, additional charges may apply, calculated at our standard hourly rate. We always inform you in advance, explain the reasons and provide an updated estimate where possible.

Some transactions may involve unforeseen complexities, including Trust arrangements, Multiple owners or co-owners acting as trustees, executors or attorneys, unusual legal issues or non-cooperative parties.

Typical Disbursements

  • Land Registry Fees: Based on property value and application method.
  • Search Fees: Local Authority, Drainage & Water, Environmental, Chancel Repair, Mining or location-specific searches.
  • Stamp Duty Land Tax (England) / Welsh Land Tax (Wales): Payable to HMRC based on purchase price; we calculate and submit on your behalf.
  • Landlord / Managing Agent Fees: Management packs, notices of transfer, or deed of covenant for leasehold properties.
  • Title Documents: Official copies of title documents from HM Land Registry.
  • Indemnity Insurance Premiums: If required, for example, defects in title or missing documents.
  • Third-Party Legal or Professional Fees: Barristers, surveyors or other experts, if needed.
  • InfoTrack Fees: Charges for using InfoTrack to obtain documents efficiently; passed on at cost with no markup.

Clarity and Confidence in Your Legal Costs

We provide a detailed estimate of costs in your initial Client Care Letter, outlining an expected range of legal fees. While disbursements (third-party costs) are additional, we will always give you a clear indication of what these are likely to be. To keep you fully informed, we review and update your costs regularly, either every three months or when fees approach the upper end of the original estimate, whichever comes first.
